Terms & Conditions

These Terms constitute a legally binding agreement between you ("User", "Buyer", "Seller", or "Owner") and FlatsNOffices ("Company", "we", "our", "us"). If you do not agree with these Terms, you must discontinue use of the Platform.

• "User" means any person accessing the Platform for browsing, listing, buying, renting, or availing services.
• "Seller/Owner" means any property owner, builder, or developer listing property on the Platform.
• "Services" refers to all services provided through FlatsNOffices including listings, subscriptions, promotions, research tools, home loans, and ancillary services.
• "Subscription Fees" refers to charges payable for premium services, where applicable.

FlatsNOffices is an intermediary platform that connects property buyers, sellers, tenants, and developers. We provide property listings, advertisements, home loan facilitation, price trends, forecasts, research tools, tenant verification, property inspection, Vastu consultation, PG/hostel listings, legal services, and related offerings.

Users must be:

• At least 18 years of age.
• Competent to contract under the Indian Contract Act, 1872.
• Using the Platform for lawful purposes only.

Certain premium services may require payment of subscription fees. FlatsNOffices reserves the right to revise fees at its discretion. All fees paid are non-refundable, except as expressly provided under our Money Back Policy.

All payments shall be made online via authorized payment gateways. Refunds (if applicable) will be processed in accordance with the Money Back Policy. FlatsNOffices is not responsible for delays caused by third-party payment processors.

Property owners and builders may advertise their properties subject to compliance with RERA, Legal Metrology, and other applicable laws. Owners are solely responsible for the accuracy and legality of property details.

In case of disputed transactions or chargebacks, FlatsNOffices reserves the right to suspend services until the issue is resolved.

Users may cancel their subscription or services by written request. FlatsNOffices reserves the right to cancel services in case of violations of these Terms.

Users are responsible for maintaining confidentiality of their login credentials. Unauthorized access or misuse of the Platform may result in suspension or termination.

Users agree to:

• Provide true, accurate, and complete information.
• Abide by applicable laws.
• Not misrepresent property ownership or engage in fraudulent practices.

Users shall not:

• Post false or misleading property information.
• Upload obscene, offensive, or defamatory content.
• Attempt to hack, disrupt, or misuse the Platform.
• Use FlatsNOffices for commercial activities unrelated to property.

All intellectual property on the Platform, including trademarks, logos, databases, and content, belongs to FlatsNOffices or its licensors. Unauthorized use is strictly prohibited.

FlatsNOffices shall maintain confidentiality of user data as per its Privacy Policy, except as required by law.

FlatsNOffices may amend these Terms at any time. Continued use of the Platform constitutes acceptance of updated Terms.

We may modify, suspend, or discontinue any service temporarily or permanently without prior notice.

The Platform may contain links to third-party websites. FlatsNOffices is not responsible for their content, accuracy, or practices.

FlatsNOffices may suspend or terminate access to the Platform for violations of these Terms, fraudulent activities, or legal non-compliance.

Services may be suspended due to maintenance, technical issues, or regulatory compliance requirements.

Refunds, where applicable, will be subject to conditions clearly outlined in service-specific agreements.

Any breach of these Terms may result in suspension, termination, legal action, or claims for damages.

We do not warrant that information on the Platform is error-free. FlatsNOffices reserves the right to correct errors without liability.

FlatsNOffices is only an intermediary platform and does not guarantee the accuracy of listings, offers, or third-party services. We are not liable for disputes between Users, Buyers, and Sellers.

To the fullest extent permitted by law, FlatsNOffices shall not be liable for indirect, incidental, or consequential damages arising out of the use of the Platform.

Users agree to indemnify FlatsNOffices from any claims, damages, or liabilities arising out of misuse of the Platform.

All notices must be sent to FlatsNOffices at the registered office address.

Remedies provided under these Terms are non-exclusive and cumulative.

Failure to enforce any provision shall not constitute waiver of rights.

These Terms, along with the Privacy Policy, constitute the entire agreement between Users and FlatsNOffices.

These Terms are governed by the laws of India. Courts in Pune shall have exclusive jurisdiction.

By using the Platform, Users acknowledge that they have read, understood, and agreed to these Terms.

Our Privacy Policy governs how we collect, use, and protect User data.

• Legal Metrology Disclaimer: All measurements are as per builder/developer; FlatsNOffices does not verify.
• RERA Disclaimer: Users must verify RERA registration details of projects independently.
• Rent Agreement Disclaimer: FlatsNOffices only facilitates rent agreements through third-party providers.
• Home Loans: FlatsNOffices is not a lender; all home loan approvals are subject to bank/NBFC policies.
• Vastu Consultation: Advisory in nature; Users should exercise discretion.
• PG Listings: FlatsNOffices acts as a platform only and bears no liability for disputes.
• Legal Services: All legal services are provided by third-party professionals; FlatsNOffices has no liability.
